I've found the perfect pad with Samara, what next?
Once you have fallen in love with a Samara home, we call you into our lovely office on Clarendon Road to complete some paperwork. To secure your property, you will need to pay a deposit. All our deposits are protected and you will be provided with a certificate and details of our deposit scheme after signing your tenancy agreement. In most cases we also require a guarantor, and we do all the hard work in writing to them and collecting the agreement. We only ask that you provide us with their name and address details, it really couldn’t be simpler! If you don't have a guarantor don't worry, we have other options available.
Can I quit the tenancy at any time if I give notice?
Our Tenancy Agreement is an Assured Shorthold Tenancy Agreement. This is a fixed agreement that you cannot quit by giving notice before the expiration date on the Tenancy Agreement. However there is a possibility that you can be released from the Agreement if you can find a replacement Tenant. Under certain circumstances, we may be able to assist you by advertising your room in our marketing literature wherever possible.
What is the minimum letting period?
For students, all tenancies end 28th/29th June of any given year. So if you take a property from 1st August, your Tenancy will end on 28th June and your teancy will be for a period of 11 months. Similarly, if your tenancy starts on 1st October your tenancy will be for a period of 9 months.
With professionals, our tenancies are for a six month period. This can be extended if required.
Can you reserve a property for me if I am interested in signing the tenancy agreement at a later date?
We are unable to reserve properties. Signing Tenancies is carried out strictly on a 'first come, first serve' basis.
VIEWING A PROPERTY
Can I sign for a property without viewing it first?
We insist that all Tenants view the property prior to signing a Tenancy Agreement to avoid disappointment.
Can I view the property on my own and at any time?
Current tenants are obliged to allow prospective tenants to view their properties. However we insist that any inconvenience caused is kept to a minimum. All viewings at Samara are strictly by appointment only and must be accompanied by a lettings negotiator. Accompanied viewings are limited to three per appointment and we therefore ask you that you carefully shortlist the properties you are interested in prior to booking an appointment.
All appointments must be booked 48 hours prior to a viewing to give us ample time to notify our tenants of our visit.
SIGNING A TENANCY AGREEMENT
What do I need if I want to sign a tenancy agreement?
In addition to a deposit, tenants must set up a standing order on signing the Tenancy Agreement and provide evidence of doing so prior to the commencement of the tenancy.
Other requirements include submission of proof of present address, passport sized photograph and student or employment status.
If I am part of a group, do we all have to be present when signing the agreement?
A full group of Tenants must be present on signing a Tenancy Agreement. We are unable to sign up incomplete groups or underlet our properties.
Do I need a guarantor?
All Tenants are to provide a UK based parental guarantor for their payments. You must ensure in advance that your parents are willing to and are able to act as your guarantor.
What if I don't have a guarantor?
If you cannot provide a guarantor you may pay the full years rent in advance. In some circumstances, other conditions may apply and each case is assessed individually.
